Responsibilities/Qualifications

National homebuilder with a superb reputation as a leader and innovator in the industry is seeking a Land Acquisition Manager for our San Antonio Division.

 

This position is responsible for land acquisition, including market analysis, site identification, feasibility and financial analysis for the San Antonio Division of Drees Homes.

 

Duties and Responsibilities:

  • Stay abreast of market demographics, market sales data, and other available market information in order to identify area sub-markets that will sustain growth and provide opportunity for future home sales.
  • Conduct detailed land/lot searches in sub-markets, consistent with the findings of market research.
  • Meet with landowner(s)/developers and negotiate favorable purchase terms that satisfy the financial requirements of a successful development.
  • Perform preliminary due diligence to ensure properties have development potential.
  • Prepare a detailed project financial pro forma. Monitor zoning, engineering, permitting, and miscellaneous approval costs to assure that they fall within budgeted amounts.
  • Professionally represent the company before zoning boards, planning commissions, town meetings, inspection agencies, and engineering consultants and assist with obtaining necessary project approvals.
  • Oversee finished lot balances and secured lot inventory to assure that sufficient inventory exists to achieve annual profit plan and to accommodate future growth.

Knowledge and Skills:

  • Proven success in contract negotiations
  • Financial and market analysis experience
  • High results orientation; good personal and professional judgment; excellent problem solving skills
  • Very high sense of urgency and the ability to successfully multi-task
  • Familiarity with the San Antontio market preferred
  • Understanding of real estate contract language
  • Knowledge of GIS mapping applications and Google Earth
  • Strong computer skills including MS Office, Word and Excel

 

Requirements:

  • College degree with preferred interest in real estate, finance, business or related real estate field
  • 3-5 years land acquisition or related work experience
  • Development or Real Estate experience, preferred
  • Municipality experience related to land approvals a plus
  • Strong understanding of land entitlement process preferred
  • Self-starter with a strong work ethic
  • Passionate and driven with high level of integrity
  • Persistent, organized and energetic

 

The schedule of this position will be Monday - Friday 8 AM - 5 PM, plus additional hours as necessary.
