Responsibilities/Qualifications

National homebuilder with a superb reputation as a leader and innovator in the industry is seeking a Land Acquisition Manager for our Cleveland Division.

 

In this position you will be responsible for acquisition of land and lots that meet the current needs and planned growth of the Division. Responsibilities include negotiation of contracts, feasibility and market analysis, financial analysis, site analysis, preliminary site design, project entitlement and permitting, development cost estimates and development management.

 

Some Specific Duties and Responsibilities:

  • Stay abreast of market demographics, market sales data, and other available market information in order to identify area sub-markets that will sustain growth and provide opportunity for future home sales.
  • Network with developers, brokers, engineers, planners, review authorities and landowners to search for land/lot opportunities. Work with outside legal counsel on the execution of contracts and various real estate matters. Represent the Company in matters with planning boards, review agencies and other various entities.
  • Strategize, discuss land opportunities and contractual obligations in land/lot acquisition agreements with division and executive management.
  • Assist Corporate Land in the management of all land/lot information in the JD Edwards system.
  • Maintain an ongoing 5-year strategic forecast for lot and land acquisitions.
  • Ensure that Drees Homes meets the requirements of all executed land and lot purchase agreements.
  • Supervise and coordinate land development activity.
  • Prepare pro forma financial analysis at various stages in the project life cycle.
  • Own and manage project development plans to be completed on time and within budget.
  • Professionally represent the company as requested with obtaining necessary project approvals.

Knowledge and Skills:

  • Understanding of real estate contract language preferred
  • Strong computer skills including MS Office, Word and Excel

Requirements:

  • Bachelor's degree
  • Land acquisition or related experience
  • Municipality experience related to land, a plus
  • Development or Real Estate experience, preferred but not required
  • Persistent, energetic team player
  • Excellent communication and public speaking skills
  • Passionate and driven with high level of integrity

Typical schedule of this position will be Monday - Friday 8 AM - 5 PM, plus additional hours as necessary.
